House Rules
• All guests identifications will be mandatory required before check-in. The Portuguese Authorities , SEF, Emigration and Foreign Services demand all guests identifications.
• To easy check-in process, you will receive by email a form to fill with your identification that will be sent immediately to SEF.
• The apartment is all for you, 100% privacy.
• I expect you to live like a local and enjoy as much as you can your stay.
• Respect your neighbors and be respectful in common areas (entrance, stairs, hallways, etc.)
• Please observe quiet times between 10pm and 9am.
• Guests take full responsibility for any accidents, injuries or illnesses that occur while on the premises or its facilities.
• Air conditioner should be turned off after 10pm to avoid machine noise during the night.
• Each time you leave the house make sure all windows and doors are closed and lights off.
• We (and the planet) are grateful if you turn off the AC, heaters and fans (if the apartment has these amenities) every time you are outside the property.
• Smoking and pets are NOT allowed inside the house.
• Parties, drugs, loud noise or any cause of disturbance towards the neighbors are completely forbidden, with a penalty of possible eviction and a deposit seizure up to 500€.
• One set of keys provided. Losing a set of keys costs 200€.
• It will only be provided one set of towels and one set of bed linen per person.
• If the garbage bin is full, please take it outside and find the closest dumpster.
• Please take all your food and garbage when you leave the apartment.
• Please leave the apartment in a respectful condition.
• MEDICAL AND POLICE EMERGENCY NUMBER: 112

For safety reasons please lock the door and close all the windows when no one stays in.
DO NOT LEAVE THE KEY IN THE DOOR LOCK ON THE INSIDE WHEN YOU LEAVE. OPENING COST 200€.

Not following these rules will occur on a monetary sanction and the full responsibility of any fines from the local administration or authorities.

Check-in:
• EARLY check-in (from 9am till 3pm): 50€
• LATE check-in (from 8pm till 11pm): 20€
• VERY LATE check-in (from 11pm till 1am): 40€
• EXCEPTIONAL check-in (from 1am till 9am): 100€
Check-out:
• LATE check-out (after 11am): 50€
• Non-agreed LATE check-out will incur on a 100€ charge per hour late.

For assistance between 8pm and 9am:
• From 8pm till 10pm: 100€
• From 10pm till 12am: 150€
• From 12am till 9am: 200€

Positive: - The house is extremely well located, in a neighbourhood with a lot of good food offerings, yet away from the mass tourism areas. - Hosts provided wine and snacks. - Host is responsive. - Easy check-in - Clean and cosy flat, with lot of space. - Laundry and dishwasher product was provided. - Well equiped kitchen Negative: - One of the showers did not work. We were left with only one to use leading to waste of time. - No toilet paper, nor trash bags provided. With the price paid this seems like a basic thing to provide. - The drying rack needs to be replaced, it was broken. Overall a decent choice for a stay in Lisbon.

We thoroughly enjoyed our stay. The apartment’s location was fantastic and it was super clean and tidy inside. Joana and Mariana were super proactive and made the check-in process easy and clear. They even helped us get a ride from the airport to the apartment so it was an easy transfer for us after a long international flight. I’ve stayed at many an airbnb and this one was well worth the price. Thank you for being such great hosts.

We had a great time here on our stay in Lisbon. The flat was tidy and clean and exactly as described. They provided a high chair, cot and baby bath for our 10 month old Location being outside the city centre meant it was quiet but walkable to get around and plenty of restaurants and shops in the area. There was a small park a 5 minute walk away that was great to take our daughter. Host was responsive and very helpful with getting around.

L'appartement est grand avec une belle pièce à vivre, 2 salles de bain et notamment une chambre sans fenêtre avec des rideaux, parfait pour que notre fille puisse dormir dans le noir. L'appartement est assez bruyant, on entendait les bruits de la rue et des voisins. Nous avons eu quelques soucis : wifi qui sautait tout le temps la moitié du séjour, les toilettes qui fuient et les volets du salon qui ne fermaient pas. L'hôte pourrait être un peu plus réactif pour résoudre les problèmes. Un peu cher en plein tarif surtout avec les soucis que nous avons eu.

l appartamento si trova in ottima posizione e lo abbiamo trovato ben pulito e molto spazioso. Sinceramente tolti questi aspetti positivi sono rimasto un po deluso dalla cattiva manutenzione degli impianti. il climatizzatore della camera è molto rumoroso e non puo essere utilizzato se di è in camera, il bagno piu piccolo ha lo scarico del wc che perde acqua in continuo, dall aspiratore del bagno arriva odore di qualche cucina della zona e fa un rumore forte quando si accende, la corrente salta con estrema facilità se si accendono due elettrodomestici in simultanea. La luce della cucina che lampeggia anche quando è spenta. il rubinetto del secondo bagno non è ben fissato e si muove quando lo si apre. Sicuramente tanti lavori da fare per avere una casa funzionante e non solo bella!!

We loved our stay at Joana’s place in Príncipe Real! The area is so trendy and chic, with amazing spots like Manteigaria for the best Pastel de Nata and Niva for ice cream which was just next door. Check-in was super easy. Joana & Guilherme communicated with us so well and it was great there was a lockbox, which allowed my sister and I to come and go whenever we wanted. Joana left us a lovely welcome gift with wine, snacks, and jam, which was such a sweet touch. The apartment looks exactly like the photos and even bigger in real life. It was huge, both rooms are really spacious, and the beds were sooo comfortable. Having two bathrooms was perfect for the two of us, and the air con in every room was a big plus. We had the best time and would 100% stay here again!
