House Rules
• All guests identifications will be mandatory required before check-in. The Portuguese Authorities , SEF, Emigration and Foreign Services demand all guests identifications.
• To easy check-in process, you will receive by email a form to fill with your identification that will be sent immediately to SEF.
• The apartment is all for you, 100% privacy.
• I expect you to live like a local and enjoy as much as you can your stay.
• Respect your neighbors and be respectful in common areas (entrance, stairs, hallways, etc.)
• Please observe quiet times between 10pm and 9am.
• Guests take full responsibility for any accidents, injuries or illnesses that occur while on the premises or its facilities.
• Air conditioner should be turned off after 10pm to avoid machine noise during the night.
• Each time you leave the house make sure all windows and doors are closed and lights off.
• We (and the planet) are grateful if you turn off the AC, heaters and fans (if the apartment has these amenities) every time you are outside the property.
• Smoking and pets are NOT allowed inside the house.
• Parties, drugs, loud noise or any cause of disturbance towards the neighbors are completely forbidden, with a penalty of possible eviction and a deposit seizure up to 500€.
• One set of keys provided. Losing a set of keys costs 200€.
• It will only be provided one set of towels and one set of bed linen per person.
• If the garbage bin is full, please take it outside and find the closest dumpster.
• Please take all your food and garbage when you leave the apartment.
• Please leave the apartment in a respectful condition.
• MEDICAL AND POLICE EMERGENCY NUMBER: 112

For safety reasons please lock the door and close all the windows when no one stays in.
DO NOT LEAVE THE KEY IN THE DOOR LOCK ON THE INSIDE WHEN YOU LEAVE. OPENING COST 200€.
If you lose or take with you the parking remote control, the replace costs is 200€.

Not following these rules will occur on a monetary sanction and the full responsibility of any fines from the local administration or authorities.

Check-in:
• EARLY check-in (from 9am till 3pm): 50€
• LATE check-in (from 8pm till 11pm): 20€
• VERY LATE check-in (from 11pm till 1am): 40€
• EXCEPTIONAL check-in (from 1am till 9am): 100€
Check-out:
• LATE check-out (after 11am): 50€
• Non-agreed LATE check-out will incur on a 100€ charge per hour late.

For assistance between 8pm and 9am:
• From 8pm till 10pm: 100€
• From 10pm till 12am: 150€
• From 12am till 9am: 200€

This is a great place with an exceptional location!!!! If being in the center of action is what you're going to Lisbon for, then there's not many large apartments like this available. I like the large bedrooms and windows in each of them. I also liked that it was neatly furnished -- not overly modern, but not overly boring - just the right touch. Don't spend hours looking for other places as this one is just right for a group of 3 or 4 or 5. It has 4 bedrooms and 2 bathrooms. The LR, kitchen & mastrr bedroom were large and great for groups. Small gripe would be toilets sometimes don't flush, and there was only 1 roll of toilet paper in each bath, and no shampoo / conditioner. Not a big problem but would've expected these basics to be addressed for such a nice place. But let's focus on LOCATION and QUALITY bc when traveling, THAT'S WHAT MATTERS and this place is TOP! It's located only a few blocks from Timeout Market / Pink St / Rua de Augusta / the riverside and all main roads.

We had a nice stay here, and some additional details about the apartment should be noted. It’s a large and beautiful space. We didn’t cook, but the kitchen is well stocked. The host was very responsive. Some details that might be relevant: The beds are extremely firm, which could be a plus or minus. We are experienced European travelers and understand the overall differences; this was above and beyond those differences. The main bathroom is extremely warm due to other apartment AC units being right outside the window. A plus on a chilly morning, not great on a hot day. The location is close to many amenities, but it’s also noisy, even with white noise at night. This also limits keeping the windows open to cool down with no AC. The supplied fans were helpful. Looking at local listings, there are probably better values for your money with similar space and location. With some moderate repairs and investments, this could be a great apartment.

I stayed at Joana's apartment with a group of 7 friends, as part of a larger trip to Portugal. The apartment is very central, and very impressively fitted out. It looks and feels like a house people actually have lived in and enjoyed, it's well furnished and spacious. I especially liked the kitchen - i'm a keen cook, and having space to make dinner, and a really well equipped kitchen in terms of appliances, utensils, pans and crockery was very much appreciated. It's a very short walk to the Ribeira market which has a great selection of fresh fruit and veg, and fresh fish (next to the TimeOut market). I've stayed in Chiado several times before, so i know the area well. The apartment is on quite a busy road, but it's double glazed, so you dont hear the noise with the windows closed. It was quite hot - the apartment has fans instead of AC, that's about the only thing i'd change, if it were possible (although it's an old building so may not be). Overall - we really liked it

This place is in a great location, it is as advertised. Many walkable restaurants, the square, grocery stores and pink street. Lisbon was going through a heat wave and this place doesn’t have any AC. It is there if you look but I didn’t see any reviews specifically stating that. That part was a little rough, but we managed. There were a few ants in the apartment but it also could be, that we had kids that would drop food here and there. Joanna was great and responsive and even provided a pack and play. Also she provides a hotel shuttle (for a fee). We had an early flight out and stayed by the airport but had we known this we would’ve stayed there one more night.

Nice place, in a central location. Unfortunately, we didn’t have hot water throughout the week, despite the fact that someone came when we asked. Joana was very responsive and easy to communicate with. Good place overall!
