• All guests identifications will be mandatory required before check-in. The Portuguese Authorities , SEF, Emmigration and Foreign Services demand all guests identifications.
• To easy check-in process, you will receive by email a form to fill with your identification that will be sent immediately to SEF.
• The apartment is all for you, 100% privacy.
• During your reservation you will have 24/7 assistance from me and my team.
• I expect you to live like a local and enjoy as much as you can your stay.
• Respect your neighbors and be respectful in common areas (entrance, stairs, hallways, etc.)
• Please observe quiet times between 10pm and 9am.
• Guests take full responsibility for any accidents, injuries or illnesses that occur while on the premises or its facilities.
• Air conditioner should be turned off after 10pm to avoid machine noise during the night.
• Each time you leave the house make sure all windows and doors are closed and lights off.
• We (and the planet) are grateful if you turn off the AC, heaters and fans (if the apartment has these ameneties) every time you are outside the property.
• Smoking and pets are NOT allowed inside the house.
• Parties, drugs, loud noise or any cause of disturbance towards the neighbors are completely forbidden, with a penalty of possible eviction and a deposit seizure up to 500€.
• One set of keys provided. Losing a set of keys costs 200€.
• It will only be provided one set of towels and one set of bed linen per person.
• If the garbage bin is full, please take it outside and find the closest dumpster.
• Please take all your food and garbage when you leave the apartment.
• Please leave the apartment in a respectful condition.
• MEDICAL AND POLICE EMERGENCY NUMBER: 112

For safety reasons please lock the door and close all the windows when no one stays in.
DO NOT LEAVE THE KEY IN THE DOOR LOCK ON THE INSIDE WHEN YOU LEAVE. OPENING COST 200€.

Not following these rules will occur on a monetary sanction and the full responsibility of any fines from the local administration or authorities.

Check-in:
• EARLY check-in (from 9am till 3pm): 50€
• LATE check-in (from 8pm till 11pm): 20€
• VERY LATE check-in (from 11pm till 1am): 40€
• EXCEPTIONAL check-in (from 1am till 9am): 100€
Check-out:
• LATE check-out (after 11am): 50€
• Non-agreed LATE check-out will incur on a 100€ charge per hour late.

For assistance between 8pm and 9am:
• From 8pm till 10pm: 100€
• From 10pm till 12am: 150€
• From 12am till 9am: 200€

Apartment all as expected and very clean. Perfect location with Tram and Metro stops less than 1 minute away. Good bakery opposite and Supermarket 5 minutes away, a few restaurants close by. A couple of issues - was absolutely freezing when we arrived with no heating on and as heating was by wall mounted units I had to find a You Tube video to work out how to operate them as no instructions provided. It took nearly a full day to heat the apartment to a comfortable level. The first nights sleep was very cold (as was late December). Needed to have been put on before we arrived. The en suite bathroom was a bit smelly, sort of drains smell, needed to keep door shut. The apartment block has a lift to all floors and as one of our party has an issue with climbing stairs it was a key reason for choosing this apartment - it was out of use for 3 of our 4 days, not ideal at all. These issues aside, would recommend and would stay again if these issues were sorted and if we returned to the area.

Sehr schön eingerichtete saubere helle grosse Wohnung.Grosser Schrank im grossen Schlafzimmer.Die Matrazen sind sehr gut.Kleine konstruktive Kritik..Es fehlt an Stauraum in den beiden anderen Schlafzimmern.Der Kleiderhaken konnte nicht genutzt werden. Im kleinen Badezimmer fehlt eine kleine Ablage für Hygiene/Kosmetikartikel.Die Küche ist gut ausgestattet Wir konnten alles gut zu Fuß erreichen.Die Straße ist schon sehr laut,die Fenster müssen geschlossen bleiben. Joanna war sehr kommunikativ und der Check Inn hat sehr gut geklappt. Wir empfehlen die Wohnung weiter.

Ruim en licht appartement. Wel 1 vrij kleine badkamer en keuken beetje vreemd gesitueerd naast de slaapkamers. Wij hebben niet gekookt, dus geen last van gehad. Buurt is oké, af en toe beetje shabby, maar centrale ligging. Heel schoon en opgeruimd, alleen airco’s mogen wel keertje schoonmaakbeurt krijgen.

Very clean, airy and light filled apartment. Loved the size family/dining area for our 6 person group. Front balcony was very nice to view the street. Small grocery very close by.

We enjoyed our stay at Joanna's place. Very spacious and had everything we needed. Groups should take note that only one person can shower at a time. The listing and notice in the home informs you of this as well, so we were well informed ahead of time.

We really enjoyed our stay. Host was helpful. The location was perfect for access to public transport but overlooked a busy junction and was in a noisy neighbourhood. It was difficult to sleep sometimes.
